Which estate agent in Jávea is best for foreign buyers?

The honest answer is: the one that works for you, not for the seller. Most agencies on the Costa Blanca North are listing agents — they are paid by, and act for, the owner of the property. Their job is to get the best price for the seller. That is a perfectly normal way for the market to work, but it means the person showing you the house is not the person protecting your interests.

Do you have an English-speaking estate agent on the Costa Blanca North?

Yes — English is one of our core working languages, and most of our international buyers go through the entire purchase in English. But "English-speaking" is the baseline on this coast, not the differentiator. The real question is whether the agency can run a legal property transaction in your language: read you the nota simple, explain the arras contract clause by clause, sit next to you at the notary and translate the escritura in real time, and answer the tax question you have at 9pm by email.

That is the level we work at. You are never signing something in Spanish that you do not fully understand, and you are never left to deal with a Spanish-only lawyer or bank on your own.

What is the difference between a buyer's agent and a listing agent in Spain?

This is the single most useful thing to understand before you start, because in Spain the distinction is often blurred.

  • A listing agent (the seller's agent) has a contract with the owner and is paid by the seller. They represent the seller's interests and want the highest price. The vast majority of agencies you find on idealista, Fotocasa and the other portals are listing agents.
  • A buyer's agent works for you, the purchaser. They search the whole market on your behalf, advise you honestly on value and pitfalls, negotiate down rather than up, and manage the transaction around your interests.

A second thing surprises a lot of buyers: in Spain the notary is a neutral state official who certifies the signing — the notary does not check whether the property is a good buy or even whether it is free of debt. The only people on your side are your independent lawyer and a buyer's agent. We make sure both of those roles are properly filled, and that they are independent of the seller.

What does Elia Living actually do for you, end to end?

We handle the purchase as a single project:

  1. Define the brief — what you want, what it must cost all-in, and the trade-offs between the towns.
  2. Shortlist and view — the right properties across the whole market, with honest commentary on each.
  3. Negotiate — on price and terms, on your side.
