Jávea (Xàbia): the all-rounder
Jávea is really three towns in one — the Old Town (Pueblo) with its honey-stone streets and weekly market, the Port (Puerto) with its marina and fish restaurants, and the Arenal, the sandy beach with the liveliest dining. Around them sit the residential hillsides of Montgó, the Balcón al Mar and Tosalet.
It has the most complete year-round life of the four: an international community of families and remote workers, a strong restaurant scene, watersports and hiking on the Montgó. Protected from over-development, it has kept a human scale.

Best areas to live in Jávea for expats

Moraira: the quiet, upmarket choice
Moraira (part of the municipality of Teulada) is the most exclusive of the four. A deliberate "controlled growth" policy bans large apartment blocks, so it has stayed low-rise, green and calm — and that scarcity keeps prices the highest on this stretch of coast. Life centres on the marina, the small old town and quiet waterfront dining. The expat community skews British, German and Dutch.
Expect the highest €/m² here, with established resale villas commonly €600,000–€900,000 and prime sea-view villas running well into seven figures.
Benissa: authenticity and value
Benissa is two places: a historic inland town — genuinely Spanish, with a beautiful old quarter and the best value of the four — and Benissa Costa, a quiet stretch of coast with hidden coves (calas) and villas, between Calpe and Moraira. If you want a more local, less touristy feel and your budget goes further per square metre, Benissa is the pick.
Calpe: beaches and the lowest entry price
Calpe is the most resort-like, defined by the dramatic Peñón de Ifach rock and two long sandy beaches. It is busier and more built-up, with plenty of apartments that make it the easiest entry point on price, while sea-view villas on the surrounding hills still reach premium levels. It has full year-round amenities and is the most "town-like" to live in day to day.
Moraira vs Jávea: where should you buy a holiday home?
Choose Jávea if you want a lively, year-round town with more restaurants, beaches and a bigger international and family scene — and a slightly lower entry price than Moraira. Choose Moraira if your priority is exclusivity, quiet and low-rise privacy, and you are comfortable paying the premium for it. Both are safe, well-served and have strong rental demand; Jávea simply has more going on, Moraira more calm.
Benissa vs Calpe: which for buying a villa?
For a villa specifically, Benissa Costa gives you privacy, coves and better value per square metre in a quieter setting — fewer crowds, more space. Calpe makes more sense if you want to be in a full-amenity beach town, want an apartment as well as villa options, or want the lowest entry price; just expect more tourism and density. Rule of thumb: Benissa for tranquillity and value, Calpe for beach-town convenience and a lower starting point.
Family-friendly areas on the Costa Blanca North and international schools
This whole stretch is well set up for international families, and the two leading British-curriculum schools are central to all four towns:
- The Lady Elizabeth School — a British international school (ages 2–18) on the Cumbre del Sol in Benitachell, a modern campus opened in 2019, positioned centrally for Jávea, Moraira, Calpe and Denia.
- Xàbia International College (XIC) — a British school (ages 2–18) across several campuses in Jávea.
For families, Jávea (especially Montgó, Tosalet and the Arenal) and Benitachell / Cumbre del Sol are the natural bases — close to both schools, safe, and with the year-round amenities that make family life easy. Moraira works well too for families wanting a quieter setting within the same school catchment.
