Pick up any property listing for Moraira and the address reads "Moraira, 03724, Alicante." Complete the purchase, and your IBI bill arrives from SUMA addressed to the municipality of Teulada. Register on the padrón and the council you are dealing with calls itself the Ajuntament de Teulada-Moraira, operating from a building you may never have set foot in. Where, exactly, is Teulada?

Two Towns, One Town Hall
Teulada is the administrative capital of the municipality that bears its name. Set on a gentle hillside surrounded by Moscatel vineyards, it has been a settlement since 1386, when it was founded by the Lords of Lluria, Serria and Grandia. Today its narrow streets, whitewashed houses and a centuries-old parish church define a quietly traditional Spanish market town. The main Ajuntament building — the office you will occasionally need — stands at Avenida de Santa Caterina, 2 in Teulada.
Moraira, five kilometres away on the coast, is something quite different: a former fishing village turned upscale resort with a marina, eight kilometres of coastline, a 1742 Bourbon watchtower castle and a summer population that swells to around 36,000. More than half of permanent residents here are foreign nationals — one of the highest ratios on the entire Costa Blanca.
Both settlements share a single municipality. For buyers who want access to Moraira's beaches and restaurants — the ten-minute drive makes both centres straightforwardly interchangeable for daily life — but prefer a quieter, more authentically Spanish base, Teulada's inland urbanisations represent genuine value within the same municipal services framework.
Living Between the Two
Day to day, the distinction matters less than buyers expect. The local police force covers the whole municipality. Rubbish collection and street maintenance operate on the same schedule. The Teulada-Moraira primary health centre serves residents across both areas.
Where character diverges sharply is in atmosphere. Teulada is wine-harvest country, with festivals rooted in the Moscatel cycle and a pace of life anchored in agricultural tradition. Moraira runs at resort tempo from June to September before settling into a compact, largely international off-season community — with a good selection of restaurants and shops operating year-round.
Both, ultimately, are Teulada-Moraira. Understanding that duality from the outset helps foreign buyers read the paperwork correctly, set the right expectations, and make genuinely informed choices about where within the municipality their money will work hardest.
